Water Well Maintenance Tips

May 5, 2025

A properly maintained water well system ensures safe, clean, and uninterrupted water for your home. Unlike municipal water systems, where maintenance is handled by the city, private well owners are responsible for every aspect of their system's upkeep. The good news is that well maintenance is straightforward and doesn't require extensive technical knowledge. Following these essential tips will keep your well running smoothly for decades.

Inspect Your Wellhead Regularly

Your wellhead is your first line of defense against contamination. Every few months, visually inspect the cap, casing, and surrounding area. Ensure the cap is securely fastened with no cracks or damage. Verify that the casing extends at least 12 inches above ground level. Check that the ground slopes away from the wellhead so surface water drains away. Clear away vegetation, debris, and any stored chemicals or materials that could contaminate the area. A five-minute inspection can catch problems before they affect your water quality.

Test Your Water Annually

Annual water testing is the most important health safeguard for well owners. At minimum, test for total coliform bacteria, E. coli, nitrates, and pH. If you've had iron, sulfur, or hardness issues in the past, include those tests as well. If your well was flooded, repaired, or you notice any change in taste, odor, or color, test immediately. Testing is affordable—typically $100 to $300 depending on the parameters—and gives you peace of mind or early warning if treatment is needed.

Monitor Your Pump's Performance

Pay attention to how your system behaves. A pump that suddenly runs more frequently, makes unusual noises, or struggles to maintain pressure is telling you something is wrong. Keep track of your electric bills—an unexplained increase may indicate your pump is working harder due to a failing component or leak. If you notice any of these changes, call for professional diagnosis before the problem escalates to a complete failure.

Keep Records

Maintain a file with all well-related documents including the original drilling log, pump specifications, water test results, service records, and any repairs or modifications. This history is invaluable when you sell your home, when a technician needs to diagnose a problem, or when you need to file an insurance claim. Good records also help you spot trends—if your iron levels have been gradually increasing over several years, you'll know to address it before staining becomes severe.

Schedule Professional Inspections

Even with diligent homeowner maintenance, an annual professional inspection is essential. At 77 Water Well Inc., our inspections cover components that homeowners can't easily evaluate, including pump electrical draw, pressure tank bladder condition, well screen integrity, and deep aquifer performance. Professional maintenance catches problems you can't see and ensures your system is optimized for longevity.
