Texas Fall Well Check: 7 Things to Do Before the First Cold Snap

October 29, 2025

Fall in Texas may not bring the harsh winters of the northern states, but the occasional cold snap—sometimes dropping below freezing overnight—can catch well owners off guard. A burst pipe or frozen pump can leave you without water when you need it most. Before the first freeze arrives, take these seven preventive steps to protect your well system.

1. Inspect Your Well Cap and Casing

Your well cap is your first line of defense against contaminants and cold air. Check that the cap is tightly secured and the vent screen isn't clogged with leaves, spider webs, or insect nests. Make sure the casing extends at least 12 inches above ground level to prevent surface water—and frost—from entering the well.

2. Check for Exposed Pipes

Any pipe, conduit, or pressure line that's above ground or in an unheated pump house is at risk of freezing. Walk your property and identify any exposed plumbing. Wrap these pipes with foam insulation sleeves, and consider adding heat tape for areas that have frozen in the past.

3. Test Your Pressure Tank

Cold weather can make a failing pressure tank fail completely. Tap the tank—if it sounds hollow at the top and solid at the bottom, the air bladder is still intact. If the entire tank feels heavy and waterlogged, the bladder has failed and needs replacement before winter stress worsens the problem.

4. Verify Your Pump's Electrical Connections

Loose or corroded electrical connections can cause pump failure at the worst possible time. Check your control box for burned contacts, ensure all wire nuts are tight, and verify that your breaker panel properly handles the pump's load. If you notice any scorch marks or corrosion, call a professional.

5. Service Your Pressure Switch

Pressure switches are notorious for attracting insects, especially in late summer and fall. Open the switch cover and gently clean out any ant nests, spider webs, or debris. A dirty switch can cause erratic pump behavior or prevent the pump from starting at all.

6. Flush Your Water System

Over the summer, sediment and mineral buildup can accumulate in your pressure tank and plumbing. Flushing the system by running your outdoor hose at full flow for 30 to 60 minutes can clear out debris and improve water quality and flow heading into winter.

7. Schedule a Professional Inspection

The most important step is having a licensed well technician perform a comprehensive fall inspection. At 77 Water Well Inc., our seasonal check includes pump performance testing, electrical diagnostics, pressure system evaluation, water quality screening, and a full written report with recommendations.
